One on One or Corporate Training: We offer individual or staff training in all aspects of leasing and operations. We will teach you to speak and understand the language of commercial real estate, how to quickly and accurately analyze market conditions, building location and building conditions. We will teach you how to interview the right broker to represent your needs as well as supply you with in depth questions to ask the building’s staff when touring and negotiating your lease.

You’ll be given market tested checklists to help you identify potential building or locations problems and finally you’ll learn to quickly identify the landlord’s hidden clauses that could cost your company thousands of dollars in unwarranted expenses.

Proposal Analysis: We will review and supply you with a complete financial breakdown of the lease proposal/letter of intent sent by potential landlords. This proposal review will illustrate a month to month and year to year cost breakdown of proposed charges by the prospective landlord and will include just how much the space is costing you in leaseable and usable square feet. This is all presented in a easy to follow format allowing you to follow your potential costs right to the bottom line, allowing you the tenant to make apples to apples comparisons between prospective buildings. This analysis comes complete with our recommendations.

Negotiation Assistance: We will help you review all data and costs sent to you by potential landlords, make recommendations and help you establish a negotiating strategy to assure you, the tenant the best possible lease deal.

Lease Analysis: This is a service that can be used any time during your tenancy or before. Perhaps your uncomfortable with the lease that’s been presented to you for your new space, your lease renewal or expansion. It’s possible you feel that your annual escalation charges are too high or your being charged in excess for overtime air conditioning charges. We will review your entire lease to determine any potential areas of dispute, i.e. escalations, gross ups, tenant improvements, relocations, landlord services, etc. It is our experience that these management related clauses can and often do cost the tenant too much money. This analysis should be done prior to signing a new lease to prevent the tenant from overpaying; but is equally effective as a valuable tool to resolve problems regarding billings, services and responsibilities, which can arise during your tenancy.

Operating Expense Analysis: Operating expenses that are calculated incorrectly can potentially and do cost tenants thousands of dollars per year. Are the numbers accurate? Is the base year amount correct? Were the proper exclusions made? What is a gross up? Was it calculated fairly? If you don’t know how to determine the answers to these questions you are probably paying much more than you should be. Our escalation analysis will not only help you to resolve any escalation dispute, but will also teach you how to avoid escalation problems in the future.

Overtime Utility and Air Conditioning Charge Analysis: Most tenants and many landlord representatives do not know how to properly calculate overtime utility and air conditioning charges. Therefore many tenants are overpaying for this service. We will show you what information you need to obtain to determine the accuracy of these charges and how to calculate the proper hourly rate. If you require many hours of overtime utility and air conditioning this inexpensive, simple step could save you thousands of dollars over the term of your lease.
