Deferred Maintenance Items
Many times when a building is for sale, experiencing low occupancy, is under poor management, or just cash poor, regular maintenance items may be delayed, postponed or cancelled - "deferred maintenance expense". Scenario: A new owner takes over, the cash flow improves and occupancy goes up; or a new major tenant demands that the building be brought up to par - two to three years of maintenance projects then get done in one billing year. Guess what? You a new tenant, or a tenant in your last lease year, will be asked to pay your proportionate share of three years deferred maintenance item expenses in one year. This work should have already been done. If your lease is expiring you will receive no benefit at all. You should fight this kind of billing. It is not equitable to you.
